Part of: Paying in Thailand
A condo five minutes from a BTS stop and one at the far end of a long soi make for two different months, because of the heat. In Bangkok the station matters more than the district’s name. The visitor map follows the Skytrain along Sukhumvit and Silom, with the MRT loop underneath; the Old Town has no BTS at all and lives by the MRT and the boats. On Sukhumvit the address is the soi, and the deep end of one can be a long, hot walk from the station. Pick the stop first, then the building.

Where to base
Ari: the first-month default
Phahonyothin Soi 7, north of Victory Monument: leafy sois with bougainvillea, cafés in converted houses, bars in shophouses, and one BTS station at the center (Exit 3 for Soi Ari). It has the densest café-work culture in the city and cheap street food under the station; evenings are Gump's Ari, the Lanna Ari Theatre and the Jelly Roll Jazz Club, and Chatuchak Weekend Market and Or Tor Kor are a few stops north. Coworking desks are few, rush hour is gridlock, and the river is a transfer away. It suits anyone who wants to walk to coffee and dinner and live on one stop.
Sukhumvit core: Nana, Asok, Phrom Phong
The international spine: malls and towers under the BTS, Japanese, Arab and Korean pockets in the sois, and the city's best junction at Asok, where the BTS meets MRT Sukhumvit. Terminal 21 is at Asok; Emporium, EmQuartier and Emsphere at Phrom Phong, beside Benjasiri Park; Soi Arab (Soi 3/1) for Middle Eastern food, Soi 24 and Soi 33 for Japanese. The road is one of the city's most congested, the deep sois are a long walk in the heat, and the rents are the steepest away from the river. Choose an even-numbered soi between Asok and Phrom Phong, or around Soi 24.
Thonglor and Ekkamai: restaurants and a scene
Sukhumvit Soi 55 and Soi 63, one and two stops past Phrom Phong at BTS Thong Lo and Ekkamai: shaded lanes, community malls, cocktail bars, izakayas and the densest specialty-coffee belt in the city along Ekkamai Road. theCOMMONS on Thonglor Soi 17 is the neighborhood's living room, and The Hive is on Soi 49. Rents are among the highest in every 2026 source, mid-Soi 55 is a motorbike-taxi ride from the station, and both sois have late party pockets. Ekkamai is the same trade, a notch quieter.
On Nut and Phra Khanong: the value end of the line
The residential far end of the Sukhumvit line, from Phra Khanong and On Nut out to Bang Chak, Punnawithi and Udom Suk: newer condo towers, street food and local markets, the same Skytrain, much lower rent. The Hive Prakanong is two minutes from BTS Phra Khanong, True Digital Park sits beside BTS Punnawithi, and new cafés keep opening. The sights, the river and the nightlife are long rides away. It's the pick for a month or more on a budget.
Silom and Sathorn: the work week
The financial district by day and a nightlife district by night: bank towers on Sathorn, Patpong between Silom and Surawong, rooftops over the river and Lumphini Park at the top. BTS Sala Daeng, Chong Nonsi, Surasak and Saphan Taksin, and MRT Si Lom, Lumphini and Sam Yan. It has the densest coworking that's trading now, the Lumphini Park Hawker Centre for lunch, and the river boats at Saphan Taksin. Patpong's touts, the lunchtime crowds and rents above Ari and On Nut are the cost. Base here if work is the center of your week.
The riverside: Charoen Krung and Talat Noi
Old Bangkok on the east bank. Charoen Krung, built in the 1860s as the country's first modern road, keeps its old-guard shophouses, Jok Prince's congee and Prachak's roast duck among them. Talat Noi, just south of Chinatown, is timber shophouses, engine workshops and murals, with Hong Sieng Kong's café on the river. BTS Saphan Taksin is at the south end, MRT Sam Yot and Wat Mangkon sit under the road's northern stretch, and MRT Hua Lamphong is near Talat Noi. There's no coworking, many buildings are in poor repair, and Sukhumvit is a long ride away. Come for a short stay when the river is the point.
Old Town and Banglamphu: the first three days
The royal city of 1782 and its backpacker quarter: the Grand Palace, Wat Pho, Wat Arun across the river, Khao San Road's bars and the quieter mansions and cafés of Phra Athit. There's no BTS; MRT Sanam Chai serves Wat Pho and the palace, and the express boats stop at Tha Chang, Tha Tien and Phra Arthit. Thipsamai's pad thai is near the Golden Mount, and Two Palms Taproom is a calmer night than Khao San. Street-facing Khao San rooms are loud into the early morning and the boats stop in the early evening. It works for the temple days and not much longer.
Ratchathewi and Victory Monument: for frequent flyers
The central, unglamorous middle: the Victory Monument traffic circle and bus hub, Pratunam's garment markets, and the airport line at Phaya Thai, on BTS Ratchathewi, Phaya Thai and Victory Monument. WeWork's Spring Tower is on Phayathai Road, Siam is one stop away, and the boat noodle shops cluster by the monument because the vendors who once sold from boats on Khlong Samsen moved onto land around 1985. You pay for it in traffic and bus-hub noise, and it makes sense if you fly often.
Three more areas are for visiting, not living. Chinatown, along Yaowarat Road, is the best night walk in the city, lit up from the early evening with the food coming out alongside, and MRT Wat Mangkon puts it on the Blue Line; it’s too loud to sleep or work in. Across the river, Iconsiam anchors the west bank with its own piers and the BTS Gold Line, and a river-view condo there means living by ferry. Ratchada and Huai Khwang, along the MRT toward Phra Ram 9, are a local entertainment strip, a commute to JustCo’s new site or WeWork’s The Parq rather than a base.

Ari for the first month. Pick the station before you pick the condo.
The 2026 rent figures disagree by a wide margin for every area, so take the order, not a number: the Sukhumvit core and Thonglor at the top, Silom and Sathorn above Ari, Ari mid-range, and On Nut and Phra Khanong at the value end.
Day to day, the malls and chains take cards and the markets and street food still run largely on cash, so keep small notes. Where a shop shows a PromptPay or Thai QR at the counter, verify in the Yodl app first, then scan it, and a licensed local partner pays the merchant in baht. The Thailand payment guide covers the rest, and the Bangkok places directory lists the places worth crossing town for.
Mistakes to avoid
Picking the condo before the station
A deep soi off Sukhumvit can be a long walk from the BTS in the heat. Pin the building against the nearest stop before you book, and count on a motorbike taxi if it's far.
Basing on a nightlife strip
Nana's Soi 4, Soi Cowboy and Patpong are where the bar-bill trouble and the touts are. Visit if you want to; sleep in an even-numbered soi between Asok and Phrom Phong, or around Soi 24.
Taking the first rent figure you read
The 2026 guides disagree with each other for every neighborhood. Scan live listings for the soi you want and book a short first stay.
Basing a month in the Old Town
No BTS, boats that stop in the early evening and Khao San's noise make it a hard base for anything past the first few days. See the temples, then move to the Skytrain.
Common questions
Which neighborhood should I stay in for a first month?
Ari. It's leafy and walkable, with cafés in converted houses, cheap street food under the station and one BTS stop at the center, and it has the densest café-work culture in the city. For a shorter first trip that wants the most transit and the fewest logistics, take the Sukhumvit core between Asok and Phrom Phong. For three or four days built around the temples, the Old Town.
Is Sathorn a good place to stay?
For a work week, yes. Silom and Sathorn have the BTS and the MRT at the door, the densest coworking that's trading now, Lumphini Park for runners and the river boats at Saphan Taksin. The trade is the lunchtime crowds, the Patpong touts after dark, and rents above Ari and On Nut. Pick a soi away from Patpong.
Where should I avoid basing?
The nightlife strips: Nana Entertainment Plaza on Sukhumvit Soi 4, Soi Cowboy between Sois 21 and 23, and Patpong between Silom and Surawong. The outer suburbs off the train lines and the Pratunam garment district make hard bases too, and Khao San's street-facing rooms are loud into the early morning; Phra Athit and Samsen, nearby, are calmer.
What does a furnished month cost?
The 2026 sources disagree with each other by a wide margin, so a figure here would date before you read it. Compare live listings once you've picked a neighborhood, test the fiber in the unit, and book a short first stay before you commit to a month.
