Part of: Paying in Thailand
Chiang Mai is small enough that no base is far from another: Nimman to Tha Phae Gate is a short ride, and most of the city that matters for a month sits between the university and the river. What separates one month from another is what’s outside the door and the season. Nimman has the desks and the cafés, Santitham and Chang Phueak have the local streets, the Old City has the temples and the quiet lanes, and Wat Ket has the river. The river in the rains matters more than the map.

Where to base
Nimman: the first-month default
Nimmanhaemin Road and its numbered sois, northwest of the Old City toward Chiang Mai University: cafés, small bars, boutiques and newer condos, with Maya mall and One Nimman facing each other across the Huay Kaew Road junction. Coworking desks cluster here, Yellow and CAMP at Maya among them, so check day-pass terms with the operator before you commit a week. The trade is traffic, an expat bubble and rents above the rest of the city. A rebuild of the road's utilities and streetscape went to public consultation in May 2026 with no start date announced, so expect roadworks at some point. It suits a first month where work is the routine.
Santitham: the second month
North of the Old City, a quiet local district of Thai apartment blocks, small shops and street food, with far fewer visitors. Nimman's cafés and desks are a short ride away, and rents run below Nimman's. There's less English and you'll ride more than you walk. It's the pick once you know the city and want Nimman within reach rather than outside the door.
The Old City: the first week, or its edges for longer
The walled square inside the moat, about 1.6 kilometers a side: temples, guesthouses and quiet lanes, with Tha Phae Gate on the east side. Everything is walkable, and Punspace has two coworking sites inside the moat. The buildings are older, modern condos are few and the lanes around the big temples are touristy. Live on the edges rather than the middle, such as the west side near the west gate on Intrawarorot Road, where Alt_ChiangMai has coworking.
Chang Phueak: north of the gate, and local
Residential Thai streets around Chang Phueak Gate, the Old City's north gate, with street food nearby that serves as the neighborhood's front room. It runs cheaper than Nimman, has few expat services, and puts the Old City a walk away and Nimman a short ride. Base here for a longer stay outside the bubble.
Suthep and the CMU side: the mountain end
The university side of town at the foot of Doi Suthep, past Nimman: the Baan Kang Wat craft village on Soi Wat Umong, with its cafés. It's green and quiet, with the mountain at the end of the road, but it's spread out, so you'll want a scooter or the ride apps. Suthep also covers a wide area, so pin the exact soi before you book.
Wat Ket: across the river
The riverside district on the Ping, with riverside restaurants and a quieter café scene than Nimman's, and fewer desks. The cost is the river itself: it spilled into Wat Ket's riverside shops and restaurants on 9 August 2026, and ground floors by the water flood fast in a wet year. Base here for the river and a slower pace, and ask about the building's flood history before you sign.
Three more areas make poor month bases. Chang Khlan, around the Night Bazaar east of the Old City toward the river, is a hotel and shopping strip that long-stayers visit rather than live in, and it flooded in October 2024. Hang Dong and Mae Rim, outside the city, are spread out and need a vehicle. Check conditions before a waterfall trip in the rainy season.

Nimman for the first month. Pick the season before you pick the soi.
The 2026 rent figures disagree by a wide margin for every area, so take the order, not a number: Nimman typically runs above Santitham and Chang Phueak.
The calendar matters as much as the map. The cooler months, from November, fill the rental market, so book the first stay before you fly. The rainy season, from about May to October and wettest in August, is green and quiet, and it’s when the river neighborhoods flood.
Mistakes to avoid
Booking March without checking the air
The smoke season runs roughly February to April and peaks in March, and it reaches every neighborhood. In late March and early April 2026 Chiang Mai repeatedly topped IQAir's world ranking of cities. If your month falls in it, rent a room that seals, check the live readings each day, or spend those weeks in Bangkok or on the islands.
Renting a riverside ground floor in the rainy season
Wat Ket and Chang Khlan sit beside the Ping, which flooded the Night Bazaar area in October 2024 and spilled into Wat Ket's shops and restaurants in August 2026. Ask how the building fared, or take a higher floor.
Basing a month by the Night Bazaar
Chang Khlan is hotels and late-night shopping, and it floods when the river rises. Visit for an evening; live in Nimman, Santitham or on the edges of the Old City.
Taking the first rent figure you read
The 2026 guides quote wide ranges, in two currencies, for every neighborhood. Scan live listings for the soi you want and book a short first stay.
Common questions
Which neighborhood should I stay in for a first month?
Nimman. It has the densest spread of coworking desks and cafés, and a walkable grid between the university and the moat. For a week built around the temples and the food, the Old City. For a second month with fewer visitors and Nimman a short ride away, Santitham.
Is Santitham a good place to stay?
For a second month, yes. It's a quiet local district of Thai apartment blocks, small shops and street food north of the Old City, with fewer visitors and lower rents than Nimman. The trade is fewer services in English and more riding than walking.
Where should I avoid basing?
The Night Bazaar strip in Chang Khlan, which is hotels and late-night shopping and flooded in October 2024. Riverside ground floors in Wat Ket and Chang Khlan in the rainy season. Hang Dong or Mae Rim without a car or scooter, since both are spread out. The lanes around the Old City's big temples are touristy too; the edges of the moat are calmer.
What does a furnished month cost?
The 2026 sources quote wide ranges, in baht and in dollars, for every neighborhood, so a figure here would date before you read it. Nimman typically runs above Santitham and Chang Phueak. Compare live listings once you've picked an area, test the fiber in the unit, and book a short first stay before you commit.
Does the smoke season change where to stay?
It changes when to come more than where to stay. From roughly February to April, worst in March, smoke from crop and forest burning sits over the whole valley, Nimman and the Old City alike. If your month falls in it, rent a room that seals and run an air purifier, check the live readings on IQAir, Air4Thai or CMU's DustBoy network, and think about Bangkok or the islands for March.
Which areas flood in the rainy season?
The riverside. The Ping put the Night Bazaar and Chang Khlan area under about a meter of water in October 2024, and on 9 August 2026 it spilled into Wat Ket's riverside shops and restaurants. Ask how the building's ground floor coped before you sign, or take a higher floor.
